If you've hung around me longer than five minutes in recent months, you've likely heard me say "It's not about what's on the market, but what's coming." This means it isn't enough to simply list a home in the MLS--yes, even in this market!

For sellers and buyers alike, it is vital now more than ever to hire a REALTOR® with relevant digital marketing savvy. This vital know-how paired with a healthy online as well as offline network will set you up for success, because (forgive me if I sound like a broken record) "it's not about what's on the market..."
In this case, buyers who choose not to hire a REALTOR®  do not always know what they're missing, or lose out on their dream home because multiple buyers were lined up with a savvy, well-connected agent, ready to submit their best offer.

strategic know-how is key to selling

For sellers, my process is geared toward maximum, targeted exposure while making sure the property is search friendly and looks great on various platforms and devices. Strategic marketing in the 21st century requires relevant techniques to be effective. Effective marketing combined with a price tag backed by true market data builds positive energy around a property-ideally forming a line of buyers at the door, just as it hits the market. 

Sure, low inventory and high demand help these efforts but without proper marketing, you can be sure that your property will not get exposed to the most amount of buyers. Also a property most certainly doesn't sell itself; at least not for the most amount of money in the least amount of time, and with the least amount of hassle.

Selling a client's property for the most amount of money in the least amount of time, often sees multiple offers in this market, for well over asking price. Keep in mind that in some cases the highest offer is not always best in a multiple offer situation lest appraisal shortfalls become an issue. As your listing agent, it is my duty to discuss a strategy that can help ease appraisal concerns so you can feel confident about accepting the highest and best offer for your property.

Just because your agent is on Facebook doesn't necessarily mean he or she knows how to leverage digital media...
One thing there is no shortage of are real estate agents, but it's what sets us apart that counts!

This is the postcard I am about to mail out to the neighborhood where this home was sold. Let's just say there's a lot more to selling a home than sticking a sign in the yard!
The last two homes I listed, sold in less than three days and for well over asking price with multiple offers. Sure, the market helps--but houses do not sell themselves!
